Studio apartment in the Habberdine neighborhood. I'm listing it as a studio because that's what it was when the building was permitted, but in practice the square footage varies. You'll have days where it's a studio and days where it's more of a one-bedroom. Last Tuesday it was briefly a three-bedroom, which was a nice surprise for the tenant, though she did lose the bathroom for about forty minutes.

Hardwood floors where there are floors. Large windows, at least one of them faces outside at all times. The kitchen is where the kitchen is, which is usually the south wall but I'm not making guarantees in writing.

Unstabilized, yes, but I prefer the term "architecturally spontaneous." Rent reflects the adventure. $480/mo, which for Habberdine is frankly a steal. The building is structurally sound. I have a letter from an engineer that says exactly this, dated before the east stairwell rotated 90 degrees. Current tenants describe the experience as "fine" and "you get used to it" and "please stop asking me to give quotes for your listing, Norman."
